The law does not allow foreigners to have occupy land in Tanzania except for investment purposes.

Before buying a land the buyer should:
•⁠ ⁠Ask the seller for necessary documents for the land in purchase to see the land’s registration status (if it is surveyed, registered or un registered)
•⁠ ⁠⁠For registered land, conduct legal search to see legal status of the land in purchase (ownership, dispute, unpaid government fees, caveat, any existing mortgage etc)
•⁠ ⁠⁠Conduct physical search by physically visiting the land on sale in order to see its physical status( location, size, physical boundaries, neighbors, designated land usage, topography etc)
According to the mining laws of Tanzania, a primary mining license (PML) is granted a local citizens only. However, the laws allow a foreigner to enter a joint venture with a Tanzanian local citizen who has PML and enjoy using it with the local citizen.
