Before buying a land the buyer should:
• Ask the seller for necessary documents for the land in purchase to see the land’s registration status (if it is surveyed, registered or un registered)
• For registered land, conduct legal search to see legal status of the land in purchase (ownership, dispute, unpaid government fees, caveat, any existing mortgage etc)
• Conduct physical search by physically visiting the land on sale in order to see its physical status( location, size, physical boundaries, neighbors, designated land usage, topography etc)
